Metal Roof Repair in Marana

Marana sits northwest of Tucson along the corridor, on flat open ground with very little between it and the weather. That produces a failure pattern you do not see on a sheltered lot in the Foothills.

The first thing is abrasion. Blowing dust is constant here and haboobs are a genuine seasonal event, and what they carry is fine grit moving fast. On a west or northwest facing slope, that grit steadily scours the coating off the panel. Roofs here go chalky and dull on one aspect years before the others, and once the coating is gone the bare metal at every cut edge and scratch starts to oxidise. It is a slow, one sided kind of wear and it is easy to mistake for a roof that is simply old.

The second thing is what the grit does once it stops moving. It packs into side laps, end laps, seams and the gap behind flashing. Packed grit holds moisture against the metal after a monsoon cell, and in a place where everything else is dry within the hour, that is a genuinely unusual thing to have sitting on your roof. It also props joints very slightly open, which is exactly what driven rain needs.

Then there is uplift. Open ground and no windbreak means edges, rakes, ridge caps and anything that was already marginal takes real load in a microburst. On the newer subdivisions at Dove Mountain and Gladden Farms this mostly shows up as trim and edge damage. Out toward Avra Valley, where a lot of the housing is older and a good deal of it is manufactured, it shows up as panels.
