Complicated roofs on difficult ground
The Foothills above River Road is unincorporated Pima County, and it is where the metro’s custom and architect designed housing mostly is. That produces the most interesting roofs in the county and the most demanding ones to work on.
A tract house has two roof planes and one or two penetrations. A contemporary desert modern house up here routinely has six or eight separate planes at different levels, low slope sections tucked behind parapets, long standing seam runs on the visible elevations, clerestory walls, and transitions between all of them. Every one of those transitions is a detail somebody had to design and somebody had to build, and every one is a potential entry point. The panels are almost never the problem. The junctions between them are.
Low slope behind a parapet deserves particular attention. Water arrives there, cannot leave quickly, and has nowhere to go except through a scupper or a drain that may be doing more work than it was sized for. Debris collects in exactly that spot. When one of those areas backs up during a monsoon cell, water sits against details that were designed to shed rain, not to be submerged, and it goes in.
Then there is getting there. Steep lots, long driveways, retaining walls, no flat ground to stand a ladder on, and roof planes only reachable from other roof planes. On a lot of these houses the access is a genuine part of the work rather than something to sort out on arrival, and pretending otherwise is how a job takes twice as long or gets done badly from the wrong position.

More planes means more transitions, and transitions are where water gets in. On a roof like this, working through the penetrations and the plane to plane details systematically is the diagnosis. Looking at the panels is rarely worth the time.
Low slope behind a parapet does not forgive anything
Water arrives, cannot leave, and finds every detail that assumed it would run off. Add debris to a scupper and you have a shallow pond sitting against a flashing detail in the middle of a monsoon cell. These areas are worth clearing before July, every year.
Access has to be planned, not improvised
Steep ground, retaining walls, nowhere level for a ladder, and upper planes only reachable from lower ones. Working from a compromised position is how repairs get done badly and how people get hurt. It is a real constraint and it belongs in the conversation up front.
These are usually good roofs that were let down by one detail
Custom houses up here generally got decent materials. What they frequently did not get is a flashing detail somebody thought hard about at a difficult junction. That is a repair, and it is a long way from the replacement it often gets quoted as.

Why is my leak so hard to find on a complicated roof?
Because water gets in at one plane and can travel a long way underneath before it shows itself, and with several planes at different levels there are many more candidate entry points to work through. The method does not change, follow the water back from where it arrives to its highest point, but there is simply more roof to eliminate. It takes longer here and it is worth doing properly rather than guessing.
What is the low slope section behind my parapet, and does it need different treatment?
It is the part of the roof water sits on rather than runs off, and yes, it does. Details there have to work under standing water, not just under rain, and drainage has to be kept genuinely clear. It is also the area most likely to benefit from a continuous coating rather than a series of individual repairs.
Is access really going to affect the job?
On a lot of these lots, yes, and it is better said out loud than discovered halfway through. Steep ground, retaining walls and roof planes only reachable from other planes all take time and sometimes take equipment. It does not stop the work, but it does affect how long it takes and we would rather tell you that at the start.
My house is architect designed. Will a repair look wrong?
It should not, on a repair to an existing detail. Where a section of panel has to be replaced on a visible elevation, the honest answer is that a new piece will not match twenty years of fading, and on a house where the roof is part of the architecture that matters.
