Green Valley is a retirement community about forty minutes south of Tucson, largely single storey, largely HOA governed, and with a much higher proportion of low slope and near flat roof sections than the rest of the county. A great many properties here also have a seasonal owner, and that combination produces a problem that is specific to this place.

Monsoon season runs July into September. That is precisely the window when a significant number of these houses are empty. So a pipe boot that perishes in early July does not get noticed when the first cell hits. It gets noticed when somebody comes back in October and finds a stain that has been growing for three months, insulation that has been wet the whole time, and drywall that is well beyond a touch up.

The damage is rarely dramatic and it is almost always worse than it looks, because the water had a whole season to work rather than an afternoon. It is also, uniquely here, almost entirely preventable, because the failures that cause it are visible in May if anybody goes up and looks.

The low slope construction compounds it. Water does not run off these roofs quickly. It sits in the low ribs and behind parapets and anything else in its way, so a small opening that would be marginal on a pitched roof has standing water pressing against it for days after a cell. Foam and coating over the flatter sections is common here too, and where a foam or coated area meets a metal one you have a transition detail that somebody had to get right.

Why Green Valley roofs need a different rhythm

  • The inspection wants to happen in spring, not autumn

    Everywhere else, checking a roof before monsoon is good practice. Here, where a house may be empty for the whole season, it is the difference between a boot replacement and a ceiling. May and June are the months that matter.

  • Low slope does not forgive a small opening

    Water sits rather than running off. A gap that a pitched roof would shed harmlessly has standing water against it for days after a cell, and that is enough to get in. Details here have to work submerged, not just in rain.

  • Damage found late is damage that has finished

    Three months of intermittent wetting does far more to insulation, decking and drywall than one storm does. When we get called in October the roof repair is usually the small part of what needs doing, and that is worth knowing in advance rather than discovering.

  • Metal to foam transitions are a real detail here

    Low slope sections are frequently foamed or coated while the pitched sections are metal. The junction between two different systems is somebody's design decision, and where it was not thought about properly it leaks.

I am away for the summer. What should I do about the roof?

Have it looked at in late spring, before you leave, rather than when you get back. Most of what causes a season long leak here is visible and fixable in May: a cracked pipe boot, an open lap, a blocked drainage point. It is also worth arranging for somebody local to walk through the house after a significant storm, because a leak found in week one is a different problem from a leak found in month three.

How long can a roof leak before damage?

The metal will tolerate it almost indefinitely. Everything underneath will not. Insulation stops working as soon as it is wet and does not recover, decking and framing deteriorate once they stay damp, and drywall stains permanently. A leak running for a whole monsoon season is the case where the roof repair ends up being the cheapest part of the bill.

My roof is part metal and part foam. Who deals with that?

We do the metal and the transition where it meets the other system, since that junction is a common failure point and it is a metal detail on our side of it. We do not repair or recoat foam or built up flat roofing itself. If that turns out to be where your problem is, we will tell you plainly so you are not paying us to look at the wrong thing.

Does my HOA need to approve a roof repair?

For a repair to an existing detail, usually not, but the guidelines vary and it is worth checking. Where a section of panel needs replacing and the colour or profile is specified, that is worth resolving before the work rather than during it.
